Yeah, dunno...but that's what the engineer said it needed, Trent. In the example you posted you'll notice there's actually considerably more cross-braces than on mine, so I'd say that plays into it perhaps?

Different pitch on the gable
roofing material weight
Timber size and hardwood or pine

Lots of factors could come into play

Good outcome for you stripes, when does the final contract come through to you?

I'm hopefully signing mortgage docs on Wednesday, although haven't heard anything from the bank today, so will have to follow up tomorrow to see if it's all good. The valuation came through all good, so was just final checks and approvals before the bank approves the loan, which I'm still waiting on. Otherwise will have to wait for signing mortgage docs until next Monday or Tuesday. Settlement is set for 21 days after finance approval, but subject to how long it takes old mate to get the council approval for the patio through. So best case I should take ownership towards the end of Feb. But we'll see.

Going with Bankwest. 3.92% on their complete variable package with a 100% offset account. I thought about fixed, but then I'm limited to only being able to pay back $10k extra a year and the offset account option is only 40% offset. I'm planning on making the most of my current FIFO wage and paying as much off as quickly as I can, so the flexibility the variable gives me at the moment is a better option.

When I built mine, my design didn't pass first time because of this. I had planned for the horizontals (collar ties) to be quite high up. Apparently they need to be no higher than one third of the rafter rise, which looks to be exactly where your new ones are.

That is good deal, I have a loan with bankwest also, pretty easy to deal with

Also very handy when you live on the eastern side of Australia because I can call at 9pm my time and they are still open over your way haha

It's great that your thinking of the offset account as well, so many people I know still don't use them and rather have crappy savings accounts

There is a few banks/credit unions out there that offer 100% offset with fixed interest, maybe something to try in a couple years once you've knocked the principal down a bit
