this morning cleaned the house washed the clothes and the beds, the day looked beautiful. light wing wind and full sun.

took the kids to school dropped in saw my mum went home hund the washing out get dinner out.

now lay down watch tv have a nap from as I did night shift. Wake up and its f*%king raining, you krunt.!

Turns out HomeStart (who I'm looking to build a house with) are a bit more regimented than I'd imagined, when it comes to making changes to the house plans. I had my first meeting with them to go over my situation and what I was after...then our second meeting was him giving me ideas, then me taking a bunch of designs away to consider. I chose a design and then all within a few days I was in their office signing off what I thought was the prelim design...when it turns out that was what they wanted as the final design...so it's been a bit of a sh*t-fight to get a few things changed as I've noticed them while going over the plans, thinking about them a bit more and talking with different people who've built. Turns out the people they usually deal with walk out of the second meeting pretty much having chosen a design they like and just rolling with it, or changing very little...sometimes I wish I was a bit more like that, but I'm a fussy carnt and this is the largest amount of money I've ever spent on anything! So I'm trying to make sure I do it right! Think I've well and truly pissed off the sales consultant by now though...

Also, pisses me off when carnts say they'll call back and don't. Spoke, briefly, to the broker I'm dealing with about the finance and said he'd call me back in half an hour to go over a few things...that was nearly 2 and a half hrs ago...

Edit: Figures he'd call straight after I typed that...

Just make sure that you are 100% happy with all the inclusion and tender before you sign. It makes things easier in the long run and its down on paper.

Don't really know what u expected

Home start and a lot of mainstream builders that focus on first home buyers are not really adaptable

The only time u get to adjust things is when u go through a bigger builder or a custom one and u pay for it

Well at least that's what it's like here in sa

My mate is going through home start atm

All I can say is be careful

Read everything twice

Know what your signing

And know what they're asking

I looked very heavily into the scheme your talking about with the low Intrest loan to help with the deposit

A lot of the time it's actually a low Intrest credit card

Which turns into a high Intrest one in very little time

Then u have 15k of credit card debt

Every situation is different and they can be good

But just read everything thoroughly

Everyone does things the first time once

If u haven't been fully tied in yet then my advice is look around

Sometimes the biggest mistake people make is looking for a house or builder then getting tangled into a loan or situation because they get talked into it

Look at all your builder avenues

And most importantly look at finance first

Look at a broker or your bank (not sure if yours if through homestart, but I'm meaning an independent broker)

A broker can get u a loan through home start if need be (or any bank) but can negotiate better terms for u

They have leverage

You as the consumer don't

Oh and every rejection of a finance company goes into your credit history and home loans look bad when rejected

Home start finance and banks generally don't give a flying hoot whether they put through an application that's not gonna be very favourable as long as there's a chance for them to get a sale

Brokers work on kick backs once loans are approved and therefore generally only process a loan or an application of it's looking extremely favourable and therefore look out for your best Intrest

My assistant manager at work is 27 and he's on 60k a year been on it for the last five years and he's only building a crap house in the crappeat suburb here and he's going through homestart coz some guy at the pub told him to

He's got a $15k deposit and no loans currently

It's been 8months

They still don't have formal approval yet

^^ She's bang on the money.. But mate.. If you've come so far with Homestart I strongly advise that you pay as much off as quickly as possible to get around 20% of the loan gone.. Then consider refinancing with a big bank or something? Not sure how your loan works but I remember you saying something about westpac.

Westpac have the Rocket Repay homeloan package at the moment which I think is brilliant. And compared to other 'packages' available this one seems to be fairly favourable.
