omg don't go through a bank.. lol...

I've always been with nab... our broker ended up getting our loan through a nab wholesaler...a good. broker will have access to lenders you have never even heard of... and its more like they put your loan up and banksfight for your business as opposed to u fighting by for a loan from your bank...

I reckon easy saved 20g already in fees and red tape and also things like our broker refused to pay for our land before certain documents were attained... he knew the law too well and in the end saved us 6 months or payments on a block our builder couldn't have done anything with anyway... every other sucker in the development t paid up and lost 6 months payments for no reason...

and don't go to Bernie Lewis or Aussie or anyone... dig and search and find a good broker that's not part of a corporation coz what they save u they will rape u after.

^^ yeah also went into bank.. Spent ages talking to the lady about different types of finances etc.. Whether to go a portion fixed and a portion variable.. blah blah blah blah.. Head explodes.

Missed your post there fluffa.. Yeah I'm thinking about going to my parents broker.. I've never been a fan but he does everything from mortgages to insurance and super advice.. He's always been good to them and he works for himself.

our broker decided for us based on our 10 year property plan... bank finance lenders don't usually have half an idea how to qualify your needs which is another problem....

how many people pay principle and interest payments on land and home packages... wasting they're money until house is finished...

we are interest only coz it's all investment and it's paying for itself... depends how long u wanna live in your house Then sell it or rent it or what... that's where brokers smash banks... again saved so much money on just good advice

edit... also a good broker ... should never charge you a cent!!!! we've spent countless hours racking our brokers brain for info and financial advice and all sorts and he hasn't charged us a cent...

he drives a Audi and was telling me how he misses his porche gt3 and is going to buy one again next week coz he misses it... also a sign he's successful at what he does haha

Yeh look ive done the bank and now broker and the broker definately has the better deals sdp

Also have alot better info in general as all the bank wants to do is flog u a product of theres

In todays economy banks are being way pickier than 4 years ago

Lots of hurdles to jump period unfortunately

SDP that's a tough one... I built the property were about to move into based on my income only to get the first home owners grant..(jet already built before). however catch 22 ... gotta live in it for 12 months... only a 3 bdr... but only gotta stay there for a bit and repayments are tiny which is good when your trying to build 2 othr properties at the same time.....

it's not our home lol it's a temporary measure to make lots of money so can't really use as a measuring stick

Understandable.. Thanks for the advice guys and gal.. I'll let ya know what comes of it.. First auction this weekend..
