Not including clearing a bit more of the block and renovating sh*t like bathrooms etc. The photos are pretty crap, its only 4 bed 2 batch which my current place is but its the scale of this place. Rooms are hooge, everything is hooge except that pokey kitchen area. I probably have about 140k equity in my current place so realistically I would need to get it closer to 400 to have enough to pump into it to get it to an acceptable state. Does have a massive solar system already, tank water, fully fenced block, I quite loke the house from an architectural perspective. Alot of good things but im under no illusions its an easy tart up. structurally things looked ok, couple of things like rotten steps and the edge of the decks looks a bit ordinary. Also appears the skylight is leaking above the fire place. Nearly have every trade you could need in the family but I still dunno...Ive seen enough just need to really think if I want to get serious about it. Missus loves it and see's the potential so theres half the battle won.. also keif, 2602 is consistently a ghost page on tapa until a new post is made(like this one was until my post), not sure how that corresponds to the web browser page numbers but it cant be a coincidence its always the same page number 2 Link to comment Share on other sites More sharing options...

Also to get that house to a good standard that's $200k no less... assuming the structure is fine... there can akways be so many issues especially if there are rotten and damp areas on the outside a lot of the time they means there are internally to. Livable $50k but not a nic3 livable lol Its defs good for the price but to get it to a nice state its 300-350k retail so that's 750 total... not that great of a deal in retrospect. Spot on with 50k just to be able to live in it, that's virtually no changes to kitchen and bathrooms with exception to putting a cheap oven in as some greedy farker took it...left the tractor though. No way I would take the leap on a place like that without an inspection either Its really just an idea atm, not a pipe dream though its attainable. Depends how mental im feeling really. As I did say to myself some time ago "next place will be 100% done and im gonna move in and drink beer".....this is very much the opposite.. I do really want a place like this and cant see me ever borrowing a million bucks for one. The idea would be to chip away at it over time. The upside is that you can then have it the eay u want it... even though it will take time... Downside is you may get jack of living in a half done sh*t hole for 10 years ... I know plenty of friends whove done the same... Byt defs something id love to tackle... infact if that was here in sa where jet and I wanna buy id defs take the leap.
