Something that isn't mentioned is what soil type they will engineer for in that price?

And what quantity of site works they will do?

Whether they will cut to fill or only cut to spoil?

Just as example:

Most base inclusions are only for maximum 300mm cut after stripping grass and topsoil. And they don't compact to fill (ie: balance earthworks.)

Most standard slabs are priced on an M type soil, however this is straya khunt and we have black soil and red soil and usually it's a H or an E. (You should know this sh*t being a geo).

If you go ahead with this mate. I have a few serious questions you need to ask the builder or whoever you are talking to. How they answer these questions would effect my choice of whether to go with them:

1 - owner access to site during build. (Restricted, scheduled or open)

2 - guaranteed build time? (Are they willing to put money on the table for not building in time)

3 - can you source materials yourself (tiles etc), but use his labour and subbies to install.

Also worth noting I don't think those inclusions have either a garden shed or driveway..

Just so you know what else you need to buy :-P

I would think that all three of those things will be answered in a standard

"HIA Building Contract"

Regardless of what builder you use...

I could be wrong, I am only comparing to when I built in VIC

#1 your never going to be allowed onto a construction site unsupervised

#2 houses have to be built around 230 days or somewhere around that (33 weeks)

I think you would be lucky to get any builder to say yes to this

- builders make there money on material mark ups

Oh not suggesting unsupervised. But suggesting that you can just rock up any day and get taken through. Surprise inspections just saved a mate of mine having cracked roof trusses in his house.

Generally builders will commit to a time frame effective from slab down. If they are willing to put a financial penalty on that they are worth dealing with .

Plenty of builders will say yes to this because it's a risk/reward thing. If you pick some fancy light fittings or tiles that don't turn up in time they get out of the build time frame clause they have agreed to.

Pfft, soil is barely geology...and something completely unrelated to the type of geology work (and doesn't, generally, interest me in the slightest)...so I could ask all I want, but I'll have no idea what I'd be talking about...

Great questions to ask! Cheers for the heads up. The builder is BGC, so they're a pretty large and reputable builder...but from the reviews I've been reading every builder gets a horrible review...guess, like anything, it's the people who have the worst experience are generally the ones who are more vocal about it.

Inclusions had 6m driveway listed.

Morning Corzza, things good mate?

Agree KS those nice crisp cool mornings are nice.

Stripe things you should also check and ask.

1- Power points, how many and are they doubles?

2- TV points, how many and cost for extra.Normally 2. Sometimes it best to see the electrician whilst on the job cheap as building company will charge a 5hit load.

3- Phone points, same and will it be NBN ready. (x2)

4- Gas points, (x2) Having 1 out side for BBQ is great never have to change a gas bottle again.

Looking at the inclusion ask about the painting is says "interior and external painting (excluding Internal walls)" so what to they do?

Just saw technology pack that's poor 1 of each is no where enough.

Look at what other building companies have on offer and tell them you want the same, EG security alarm, dishwashers etc etc.

Oh nice.. I missed the driveway bit.

Pftt what good is a geo if he can't talk about soil.. It's just little tiny rocks all clumped together with water right? And rocks are your biz?

All builders will get horrible reviews.. But think of it this way.

If they screw up.. That person effected will tell 30 people..

If they do good.. The people will tell maybe 2 people.. Or not anyone if none of their friends are building houses.
