very true !!! just the paperwork involved in any kinda mortgage/real estate stuff is enough to give me a migraine haha

but after a few weeks it feels good to be putting cash into something instead of the pubs till for change !!

Hey mate

I am doing this exact thing at the moment ,going 3rds with myself, mum and a brother....

We have bought 2 corner blocks, 1- 1032mtr and 1 1049mtr, werent initially duplex block but have done the relevant council apps etc and $16,000 per block later they are duplex ready.

Paid $140k for each block and putting a duplex set on each at around 250k... sets of duplexes selling in the area with less living space than ours are fetching 550k for a set... so we are looking ok...

this is a good way to get into the market but just be patient and look into all your options in regard to renting them or selling etc....

hahaha the paperwork for building a house is continuous to say the least.. just done my 3month haul and goddam I have more paperwork than all my years of school put together!!

Hopefully we can organise it to be payment free until the day it's handed over... that way we can still afford to rent while it's being built.

I'm not too phased by delays at this stage, the market is a bit unpredictable at the moment. Plus Lisa has almost 2 years of uni left. Be good to time it right so that it's ready to move in and re-negotiate the finance coinciding with lisa finishing uni and going into full time work... then the left over amount won't be such a problem as it will be under 300k for sure.
