Hi All

Since Jimmy is asking for your opinions, I will too.

I'm ready to buy another investment property and can't bring myself to pay the ridiculous Perth prices. As I look at property for sale around Australia I can see value in Brisbane and Melbourne, with Melbourne being my preference.

I'm flying over on the 17th March to have a look and will definitely get something.

I'm considering Frankston (urban renewal, railway etc..) and surrounding areas, further down the Mornigton Peninsula around Rosebud (retiring baby boomers, close to beach, good size blocks). It seems that for $250k I can get something in these areas that will rent for over $200 which seems like good value.

Alternatively, I thought about going South West of Melbourne in the new areas around Point Cook (20ks from City, newish houses, $320k for $280pw rent).

Whats in between? Am I neglecting anything? AM I missing something? Is there anything dodgy about the places I've mentioned?

At the moment Melbourne is in a rental shortage. Can't go wrong, but if your buying near the beach, don't expect to much for your money.

If you're thinking long term I'd keep away from the capital cities. Look for the "next big thing" as far as beachside holiday destinations :blush:

Ther is a rental shortage on the Gold Coast.You can pick up a investment property to rent that's in a rental area for around the high $200k to $300k that will rent for $300 to $330 a week.The houses are about 5 years old at there oldest.

I have bought a 1000sqm beach front block in Aspendale and looking to build 3 luxurious large town houses on it. The key comes down to a good location, Frankston certainly is picking up is reputation, especially towards the beach shore but be prepared to pay a lot more than $250k ... pending the location or distance away from the beach, schools, transport and shops.

Certainly in development terms, beach front is the way to go however land is not cheap due to the location. Keep also in mind who you target ... if youger - close to a Uni? Older - close to transport and shops, Family - closer towards inner suburbia for better job opportunities and schooling.
