Hey,

Theres a new back yard garage on the cards.

We are looking at a local mob.

Adro Garages

6 x 6 x 2.4

Zinc

2 Roller Doors and 1 access door.

Full installed with slab

All Council work done

$8,063

Good price or what....???

Any other suggestions for Brisbane...?

Whats 36sqm of concrete worth and thick will it need to be....75mm...100mm ??

concrete should be bout $55/m2 not inc pump or excavation. AS to how thick, well that depends on a few things, is it clay? is it on fill? is the natural ground flat? for the sake of $200 odd dollars go the 100mm. Does the price inc remote doors? slab? drive pads? ramp if required? window? power? council wk is sfa, u now use a private certifer any way.The 8k is good if you dont put your hand into your pocket again. Look in the trading post for 2nd hand ones as well (especially if your handy). I sold a 7x8 one in perf condition for $1200.00 last year. (you pull down though)

Try $150/m2 if you have an account .

6x6x 125=4.5m2

6x6x.15=5.4m2

+ footings

F82 is about $85 a sheet (6mt x 2.4mt) = 2 sheets

Plastic chairs 20 cents each.

When I did my garage 2 yrs ago I had to use face common bricks and have a teracotta tiled roof ,windows had to be timber.

$7k was for 1 Roller shutter and a roller door both remote

Total cost $40k+

so $8k for a complete garage + slab is good

Power and data can not be run in the same conduit.

if you have 3 pahse run it to the garage if you think you may get 3 phase run 3phase

sand allow 3m3 @48/m3 delivered= 144

so there for materials= $967.40

labour 2x concreachers @ $300/ day x 1.5 days= $900

total= $1867.40

$1867.40/36 + $51.87/m2

mate I built 38 houses last year and $55/m2 was and is spot on for small jobs.

As I stated previously, no pump and no earth works.

I think you are getting m2 and m3 confused.

come work for me for a day when we pour the next slab and I will show you. Its ok if you dont want to get out of the car, they really are scarly looking bastards. Up at 4.30am and pissed b4 lunch every single day. Nothin funnier than me 5'8" 90kgs arguing/screaming at my concreacher at 6'9" 145kgs, we usually get an audiance. :tease:

How about you give me a quote for cash Turtle, sounds like you know what your doing.

I'l supply food and grog till its finished.....

Dont be to fussed if you cant, builders are extremely busy at the minute but at least youve given me some figures to bargin with.

the best advice I can give is the spec list, that way u will be quoting apples 4 apples. Use the things I said b4 as a guide and pick what you need and list what you want. That way if the buget is the problem then you can drop some of the wants. If you dont need power at the moment but want power atleast lay the conduit etc. Mate once these guys start it should be all done in under a week. It usually can be erected in a day (if the slab is down)
