One thing you should consider when its time to get the house painted, is to see if the painter can roll out a colour for your car whilst he's there. Its already sealed and primed, so it shouldn't cost that much extra. :)

Brennan...well that's interesting... Jen has a substantial amount of cash coming which is the only way we can afford a 5 acre block AND build relatively soon so it might not be an issue.

Chippa...yeah my brakes are working fine so far, I've bled them before, back when dad showed me how, good on him. We didn't know about moving the caliper vertical though. Funny thing is the brakes only feel marginally better with brand new fluid in there. Braided lines one day maybe...

Arron, I think you're right about the fuel. Since using V Power the rubber on my rear KU31's is flaking off in big chunks, must be the extra power and not the many heat cycles :pleasantry: they have endured :turboboink: Also Jen liked the houses from Stanford, we'll get a ballpark price and see if they are in our range, ignoring any special deals.

yea steve only thing I can really say is do you home work on builders ive had mates build with a few various first home builders and theyve all said never again affordable being one of the main ones, usualy the sale process is smooth and easy but the construction is riddled with problems also dont forget to cost in for site works, up in the hills you can be up for ALOT spesh with the clay in the soil an that also. and also little tip for anyone out there thers only 3 builders going forward in this market at the moment so u should be able to screw some of them for a decent deal being that theyr all like vultures at the mo, appart from that enjoy it and dont rush it ive been hunting for decent land and the design I want since january

steve im a designer at gemmill homes and I can tell you now some people make the stupidest mistakes designing their own homes take a look at our site if u see anything you like I could probably hook you up dunno if id be able to do as good as arron thou have a sqwiz the majestic is going for a steal atm and its a nice home probably our most popular this year.

I can vouch for Gemmill Homes. 2 houses done by them and was looked after in every possible way.

The bloke around the corners roof fell in from affordables... 8 months old.

Peter Stanard do nice homes but I'm not keen on the way they do many of their WIR.

Everyday I check out new houses being built when I take the dog for a walk and build quality generally seems pretty good. I guess the builders can now be a lot more selective about their trades so what's more important is how they deal with problems!

I reckon you can't go wrong with any of the builders in the ABN group though

To get a quality home, you need to go through a small construction company such as Total Construction, operated by Ross (tinyplums) & Matt (Esky). They deal with a limited number of projects at a time, meaning attention to detail is there. Big companies such as Dale Alcock & Gemmill load each supervisor with 30+ homes at a time, meaning alot of the work (all subcontracted out to smaller specialised companies) is not checked appropriately/at all.

You get what you pay for in the house building game, much like any other service these days. If you want perfection you either have to go owner builder or open your wallet & prepare to be shafted... Without lube :boff: (Unless of course you use Total Construction).
