More retail therapy today... Found a dining table... And chairs... theyāre very comfortable... Also ordered our couch from a ācustomise it yourselfā kinds range... went for this 4 seater but with black legs... and the chaise all in matching fabric... we tossed up the leather but it just wasnāt as comfy! -

Hahah the wall paper is a gorgeous American designers work Iāve been admiring for ages!!! https://www.awblove.com/collections/all-wallpaper/products/dutch-love-wallpaper Allowing for conversion rates, the one wall in our bedroom is $3000aud (trade price) without install. Itās something Iāve modelled my design off from the beginning though. I wish I could do two top drawers!!!! Unfortunately I only allowed the one dishwasher space š.... but it gives me the chance to do 70% at normal height then only have to bend for the pots and pans which is better than stacking the whole lower pull out drawer in a normal dishwasher. Im glad you have had a good experience, Iāve read some mixed reviews so I was procrastinating! -

Well all the flushing is being done at the moment... coming along nicely... Also ordered some big pieces today... Inspiration for the master bedroom is as follows: WALL PAPER (Wall behind bed) BEDSIDE TABLES: This will be paired with grey walls and light grey plush pile carpet... sheer, grey, full length curtains in light grey... gold wall lights above either bedside table... and ... THE CUSTOM MADE BED (ordered today) made from this dusty pink velvet: I also orders our fridge today... And Iām about to pull the trigger on our dishwasher... Iām thinking about going drawers, given my back is one of the biggest issues, bending up and down again at the waist repetitively is very difficult for me, so dish-drawer will solve this issue... -

More linings today.... Dining and living area as viewed from the kitchen: - On the left will be an inbuilt bench seat for the dining area made from black 2pack shaker profile cabinetry with a white top and storage underneath. - On the right will be inbuilt TV cabinetry the same black 2 pack cabinetry to match but with under cabinet ventilation for play stations/ media centres etc. - The centre will be a Rinnai 1250 gas fireplace. This is the view from the dining area of the living and alfresco. - Note the pelmet up the top for recessed sheer wave curtains (cornice in front). - Ziplock shades to the alfresco to enclose it as an extra living area as well as on the kitchen window and the right hand door so the space can be closed in from UV and heat in the summer. -

One of our friends has just installed the camera system we are getting and has no issues with noise š¤·š¼āāļø The office is its own space and all internal walls are insulated so even if there is a fan sound it shouldnāt effect any space but the office space. My best friend is a computer and network builder and heās assisting with this all and has said it will all be fine using the inbuilt cabinetry we have, so Iām not too concerned. I will add this is all just into a hub... itās not like a C-bus or smart home hub with a computer to run it all or anything... itās just so everything is hard wired to internet and doesnāt rely on wifi -

Long weekend.... not for my gyprock and insulation guys! š Sunday saw the internal wall insulation fit out. Monday public holiday here and the gyprock guys made a solid start today finishing the first fix on the top level of house 1. Upstairs first fix linings: (looking from the upstairs living into the master suite) Ensuite: (Open plan vanity area off the master suite) Did some paint sampling also: - Top Grey is the colour of the other house (Solver Morning Grey) - Mid Grey is the wall colour (Solver Georgian Grey) - Bottom Blue is the main wall in the boys bedrooms (Dulux Blue Accolade) For those playing along at home, this is the stack of CAT6 cables in the office for: - 8 4K CCTV Cameras - All TV areas (including bedrooms) - Front door for doorbell system and fob entry -

Insulation is half way up. 4.1 ceilings 3.5 mid floor 2.5HD external walls and 2.5HD internal walls. Those are 6m lengths of gyprock š³ -

It did my head in too.... but rest assured thereās plantation shutters going on them so you wonāt notice. itās because they donāt open as theyāre at the top of an open full height void. Rab is also right 𤣠-

You pay for quality unfortunately with most things in the building game. We could have saved $300k if we went with a cheaper builder... would have taken double the time and be built from far less quality materials and have a pretty lame level of finish. Get what you pay for, glad it worked out in the end! -

Yeah Iāve been working really closely with my site supervisor to line everything up. Also I make an effort to go on site every day to either meet with trades or double check everything so thereās two sets of eyes on things and Iām there for consultation. Cuts out any confusion and letās me oversee things. Matty (my site supervisor) has just been amazing and we bounce off each other really well, which is awesome, because youāre right, normally people just use excuses, but heās appreciative of all the help Iāve been also, so we have a mutual respect. Making changes to plans on the fly is also something most home builds donāt get to go through without major issues and expense, so I appreciate I can just go on site as required and make changes and calls on things and he will call me if he needs me to decide on something and click of the fingers and itās done. -

Well... we are officially 3 months ahead of schedule.... *touch wood*... and Iām really happy. All internal first fix is now complete, I made some minor adjustments to some things on the fly and had the Chippy and Plumber back in. Aircon ducting, full first fix electrical, plumbing and now roof all done, with the exception of a few panels going on tomorrow. Then by the end of this week itās insulation and linings going on. Gas install (new services) happening on the 1st and power is now connected. Had the retaining and fencing contractor out this afternoon to go over some things and excited to see render for on the ground facade in the next couple weeks also so we can get driveway & perimeter concrete (exposed ag) done and then fencing. My diary is only heaps full every day... but really loving it. š„° -
Funnily enough if I bought it Iād do it all myself. It would let those hours of dyno and in the shed come in handy again.
